EVICTIONS

Eviction is never a pleasant task, but it’s a necessary part of managing properties effectively. Despite our best efforts to place the most qualified tenants and foster positive relationships, situations can arise that disrupt rental payments. Since our income and that of our owners rely on timely rent payments, it’s important to address evictions with the seriousness they require to protect everyone’s interests.

Late Fees and Income Distribution

  • Late fees are applied on the 6th of each month.
  • Income from late fees is split evenly between the broker and the owner.

Default Notices

  • Default letters are sent on the 6th of each month or the next business day if the 6th falls on a weekend.
  • 14-day letters are sent to tenants on a lease, and 30-day letters are sent to month-to-month tenants.

Eviction Process

  • After the 14th or 30th day, eviction paperwork is promptly sent to our attorney.
  • Eviction proceedings are not initiated if tenants have paid at least 75% of their rent by the due date, unless otherwise instructed by the owner.

Attorney and Courthouse Fees

  • Attorney's fees are initially covered by the owner but are charged to the tenant upon their payment.
  • A $100 fee may be charged for each courthouse visit required during the eviction process.
