MOVING IN
Before keys can be released, all items below must be completed to ensure a smooth and successful move-in. Please make sure the following requirements are fully satisfied prior to your scheduled move-in date.
1. Lease Must Be Fully Signed
- Upon approval, you will receive a lease for electronic signature.
- The property is not removed from the market until both the lease is fully signed and the required security deposit (or Obligo enrollment) has been received.
2. Security Deposit Must Be Received in Full
- Certified funds only for deposits (cashier’s check or money order) made payable to The Real Estate Mavericks.
- Qualified applicants may choose to use Obligo in place of a traditional cash deposit.
3. First Month’s Rent and Applicable Fees Must Be Paid in Full
- Certified funds only (cashier’s check or money order) made payable to The Real Estate Mavericks.
- A $40/month Resident Experience Management (REM) Fee is charged in addition to rent and covers:
- 24/7 emergency maintenance coordination
- Digital lease and document access
- Online resident payment and maintenance portals
4. Utilities Must Be Switched to Tenant Name by Move-In
- Utility account numbers must be provided for each applicable service.
- If utilities must be disconnected from our name due to failure to transfer, a $75 administrative fee may apply.
5. Proof of Renter’s Insurance Is Required
- Tenants must maintain renter’s insurance with a minimum liability coverage of $100,000 for the duration of the lease.
- Proof of coverage must be submitted prior to key release.
Receiving Keys
- We will schedule a time to meet at our office on your move-in day to exchange keys for move-in funds.
- A digital move-in inspection report will be provided prior to your lease start date. Tenants have 14 days to upload photos and notes through the Resident Center.
- Please contact us with any questions prior to move-in so we can help ensure everything goes smoothly.
