MOVING OUT

We understand that moving out can be stressful, and we want to ensure the process goes as smoothly as possible. Below, you’ll find a step-by-step overview of our move-out policy, including how to provide notice, expectations for returning the property, and details on the final inspection and security deposit. By following these guidelines, you’ll help us process your move-out quickly and efficiently—letting you focus on settling into your new home with peace of mind.

1. Notice Requirements

30-Day Written Notice: A 30-day written notice is required to terminate your lease. This notice period begins once we receive your written notice. Please ensure it is sent to our office directly.

2. Property Condition

Return in Original Condition: The property must be returned in the same or better condition as when you moved in, excluding normal wear and tear.


In addition, we expect the property to be returned in the following condition:

  • Extremely clean throughout the entire home
  • Free of all trash, furniture, and personal belongings
  • Free of any major damages beyond normal wear and tear
  • All appliances clean and empty
  • Lawn mowed and exterior maintained to the same standard as during occupancy
  • All personal items removed from interior, exterior, garage, and yard
     

Failure to meet these standards may result in cleaning, trash removal, yard maintenance, and/or repair charges being deducted from your security deposit.


Move-In Inspection Reference:

  • If we conducted a move-in inspection at the start of your lease, that documentation will be used to determine any applicable charges for damages.
  • If no move-in inspection was conducted, you must ensure the property is thoroughly cleaned, free of all personal belongings, and free of any major damages. 

3. Move-Out Process

Lockbox Placement: We will place a lockbox on the door prior to your scheduled move-out date.


Scheduling & Lockbox Code: Schedule your move-out date and time with us. We’ll provide the lockbox code once confirmed.


Key Return: All keys must be placed in the lockbox by your scheduled move-out date and time.

  • Important: Failure to return keys on time will result in a daily holdover fee, and legal action (eviction) may be pursued if necessary.

4. Final Inspection

Inspection Timing: Once you’ve placed the keys in the lockbox, we will conduct a move-out inspection within four (4) days.


Assessment of Damages: Any damages beyond normal wear and tear will be documented, and associated costs may be deducted from your security deposit.


Move Out Processing: A detailed move-out report will be completed after the inspection, and any applicable charges will be itemized and deducted from your security deposit prior to refund.

5. Security Deposit

Forwarding Address: You are responsible for providing us with a valid forwarding address for the return of your security deposit.


Deposit Return Timeline: We will mail your security deposit refund (minus any applicable charges) within thirty (30) days of receiving the keys to the property and confirming possession has been fully transferred.
