Sales

Full service wouldn't be full if we couldn't also help you buy or sell. As property managers, we oftentimes have access to investment opportunities before they hit the market. We have the tools to be your all-around agency for buying, rehabbing, renting, managing and selling!

Listing Commission

If we are already managing the property you want to sell, you will receive competitive commission rates from our agents.

Usually a seller pays the buyer's agent's commission but in the rare case they don't, you can expect competitive commission rates.

Frequently Asked Questions

We will service just about anything within a 45 minute drive from our office in Saint Elmo, including Georgia properties. Our management fee could be a little bit higher if you are further out since we do visit the property multiple times during a vacancy and during tenant occupancy. 


We initiate electronic payments to our owners on the 10th, 20th, and last day of the month. If any of these days fall on a weekend or holiday, then we will initiate payment on the following business day. It can take 2-3 business days after initiating the payment for you to see the money in your account. We also send out an owner statement on the last day of the month so you can see how your property is performing!


We aim to get a tenant moved in within 3 weeks of listing the property for rent. There are a variety of factors that can make this take more or less time such as rent rate, quality, location, time of year, pet policy, school zone, amenities offered, etc. We give owners weekly updates on their listings so that we can pivot as needed to get a tenant into your property quicker. 


After a tenant reports a maintenance request, we first try to troubleshoot the issue with them. If that is unsuccessful, then we will dispatch one of our trusted vendors and give you a notification that a work order has been received and is being handled. If the work to be done falls below our agreed upon maintenance limit, then we will go ahead and do the work. If it exceeds the maintenance limit, we will request your approval before work commences.
