ROOMMATE POLICY

Shared Responsibility for Rent and Lease Violations

If you are living with roommates, it is important to choose them carefully, as all tenants listed on the lease are jointly and severally responsible for full compliance with the lease agreement, including rent payments and adherence to all policies.


  • A violation by one tenant is considered a violation by all tenants.
  • Rent is considered due in full as a single payment, regardless of how roommates choose to divide it among themselves.
  • If the full rent is not paid, all tenants remain responsible for the outstanding balance.

Handling Roommate Changes and Lease Modifications

If a roommate moves out, they will not be removed from the lease unless the remaining tenant(s) independently qualify for the property and written approval is granted by management and the owner.


  • A roommate may only be removed from the lease and replaced if:
    • All current tenants provide written consent, and
    • The incoming roommate meets our screening qualifications and is approved.
  • All new roommates must apply and be fully approved before occupying the property.
  • Occupancy by any unapproved individual is considered a lease violation.

Security Deposit Policies and Settling Roommate Disputes

We do not release any portion of the security deposit to individual roommates who move out prior to the end of the lease term. Any private reimbursement arrangements between roommates must be handled independently.


  • The security deposit will be returned only after the entire lease has ended, in accordance with state law.
  • The security deposit will be issued solely to the first person listed on the lease, regardless of how the deposit was originally funded.
  • If one or more tenants paid a different share of the deposit, any reimbursement or redistribution must be handled privately between tenants.
  • Management does not mediate roommate financial disputes related to the security deposit.
