ROOMMATE POLICY

Shared Responsibility for Rent and Lease Violations

If you are living with roommates, it is in your best interest to choose them carefully as you are all equally responsible for the lease agreement

  • One person can ruin it for all if they are in violation of the lease
  • It does not matter to us what your divvied up portions of rent are
  • If the rent is not paid in full you are all responsible for the balance

Handling Roommate Changes and Lease Modifications

If a roommate moves out, they will not be removed from the lease if the remaining roommate(s) would not qualify for the property on their own

  • A roommate may only be removed from the lease and replaced by another roommate if all roommates send their written approval of this, and the new roommate meets our qualifications
  • The new roommate must apply with us before moving into the property

Security Deposit Policies and Settling Disputes

We will not release any part of the security deposit to the roommate leaving the property, so it is up to you to work this out amongst yourselves

  • The security deposit will be returned in equal portions to each tenant named on the lease
  • If one person paid more than the others for the deposit, then it is up to you to work out the difference amongst yourselves
