LISTING

Pre-Marketing

Our listing process begins with pre-marketing a property up to two weeks before it's fully ready. 

Presentation

We ensure that each property is clean, safe, and ready for in-person showings.

Marketing

Every listing includes quality photos and well written property descriptions. Additional services such as photo staging, video tours, and MLS postings can be discussed when determining the leasing fee. 

Tours

Showings are conducted using a secure electronic lockbox service, though we may also arrange in-person viewings at our discretion. 

Signage

We reserve the right to place our signs in front of a property along with an owner’s permission to do so. 

Safety

Inside each property, we may set up stanchions to guide prospects on how to apply and to caution against potential scammers.

LEASING

  • Our rental application process is exclusively online, with just a $35 application fee per person over 18 years old. We do not charge applicants any additional move-in/admin fees.


  • We conduct credit checks, background checks, employment verification, and rental history verification. A minimum credit score of 550 is required, with higher scores requiring lower deposits. Co-signers are accepted for those with no credit history or insufficient income. 


  • Applicants must have no serious criminal offenses, earn at least three times the rent in verifiable household income, and provide verifiable references. Those with little or no rental history may require a higher deposit. 


  • Tenants are encouraged to move in within two weeks of application submission, but exceptions may be made on a case by case basis. 


  • Upon approval, tenants receive a lease for signing. The property remains on the market until the lease is fully signed and the security deposit is received. Tenants receive keys upon providing a signed lease, security deposit, first month's rent, any pet fees, utility fees, and a renters insurance policy, along with utility account numbers if applicable.
