LEASING
- Our rental application process is exclusively online, with just a $35 application fee per person over 18 years old. We do not charge applicants any additional move-in/admin fees.
- We conduct credit checks, background checks, employment verification, and rental history verification. A minimum credit score of 550 is required, with higher scores requiring lower deposits. Co-signers are accepted for those with no credit history or insufficient income.
- Applicants must have no serious criminal offenses, earn at least three times the rent in verifiable household income, and provide verifiable references. Those with little or no rental history may require a higher deposit.
- Tenants are encouraged to move in within two weeks of application submission, but exceptions may be made on a case by case basis.
- Upon approval, tenants receive a lease for signing. The property remains on the market until the lease is fully signed and the security deposit is received. Tenants receive keys upon providing a signed lease, security deposit, first month's rent, any pet fees, utility fees, and a renters insurance policy, along with utility account numbers if applicable.
