MAINTENANCE
All maintenance issues — including emergency items — must be submitted through the Resident Center as a work order request.
Submitting Your Request
- Please put as many details that you know about the issue and attach photos, if possible, for the issue you’re experiencing.
- After a work order is created, we may contact you to try and troubleshoot the issue before scheduling a vendor with you.
- Please make sure your contact number is correct on the work order for you to be reached at.
- If a work order is scheduled and access is not provided or the appointment is missed, the tenant may be responsible for a $50 missed appointment fee and/or any vendor trip charges.
Emergency Issues
- Emergency maintenance issues are problems that pose immediate risks to tenant safety, property security, sanitation, or habitability, including gas leaks, active flooding, fire hazards, or lack of essential utilities.
- We aim to have emergency issues addressed as quickly as possible, typically within 24 hours when access and vendor availability permit.
- In the event of an emergency, vendors may be granted access without prior tenant coordination if necessary to prevent further damage or ensure safety.
Communication
- You may track the status of your work order at any time through the Resident Center.
- Updates should be requested through the Resident Center or via email.
- If you are unable to reach your assigned property manager after multiple attempts, please email info@therealestatemavericks.com so we can assist.
Please keep in mind that we are the property managers, not the owners of the property. Certain requests cannot be approved without owner authorization, including but not limited to: installing fences, adding blinds, removing trees, or making alterations to the property.
