We believe in full transparency—no surprise fees, no padded invoices, and no markup on vendor costs. All management and coordination fees are clearly disclosed in advance and outlined in your management agreement.
Applies to all work coordinated while a property is vacant.
Applies only when the property is occupied and a single project exceeds $1,500. Maximum charge is $500 per Contractor.
This fee replaces the capital project management fee when applicable. We may not charge the full 10% at our discretion.
Full service means supporting the entire investment lifecycle—including buying and selling. As active property managers, we often identify opportunities before they reach the open market and can strategically position your asset from acquisition through disposition. Our team supports purchasing, rehabilitation, leasing, management, and resale under one coordinated platform.
For properties we already manage, sellers benefit from competitive, customized listing commission structures tailored to the scope and goals of the transaction.
In most transactions, the seller pays the buyer’s agent commission. In cases where this is not offered, we provide clear, competitive representation terms disclosed in advance.
For clients who only need contract preparation and administrative transaction support, we offer unbiased third-party facilitation without agency representation.
We will service just about anything within a 45 minute drive from our office in Saint Elmo, including Georgia properties. Our management fee could be a little bit higher if you are further out since we do visit the property multiple times during a vacancy and during tenant occupancy.
We initiate electronic payments to our owners on the 10th, 20th, and last day of the month. If any of these days fall on a weekend or holiday, then we will initiate payment on the following business day. It can take 2-3 business days after initiating the payment for you to see the money in your account. We also send out an owner statement on the last day of the month so you can see how your property is performing!
We aim to get a tenant moved in within 3 weeks of listing the property for rent. There are a variety of factors that can make this take more or less time such as rent rate, quality, location, time of year, pet policy, school zone, amenities offered, etc. We give owners weekly updates on their listings so that we can pivot as needed to get a tenant into your property quicker.
After a tenant reports a maintenance request, we first try to troubleshoot the issue with them. If that is unsuccessful, then we will dispatch one of our trusted vendors and give you a notification that a work order has been received and is being handled. If the work to be done falls below our agreed upon maintenance limit, then we will go ahead and do the work. If it exceeds the maintenance limit, we will request your approval before work commences.
